Why I Built Ordo House
I spent years solving this problem from the inside.
Before starting Ordo House, I led the delivery of more than 65 premium vacation rental properties across the United States.
The work made one thing very clear:
A property itself can be great, but it still has to be transformed into a great place to stay.
Ordo House was built around the process, systems, and experience required to do that quickly.

The Founder
Jack Mooney founded Ordo House after building his career at the intersection of luxury residential design and premium vacation rental execution.
He began at Tucker & Marks, consistently ranked among California’s top residential interior design firms, where he developed his foundation in high-end interiors, furnishing, and the details that shape how a home feels and functions.
He later went on to lead the delivery of 65+ premium vacation rental properties across the United States for Wander, one of the industry’s leading luxury vacation rental platforms. That work gave him firsthand experience managing the full path from design direction and procurement through logistics, installation, and guest-ready execution.
Ordo House was built from the belief that the success of a premium vacation rental starts long before the first booking.
A great listing may create interest, but the home itself creates the stay. Thoughtful design, strong furnishing, and a well-curated guest experience lead to better stays, stronger reviews, a more compelling listing, and ultimately more bookings & revenue.
That cycle starts with the property.
Ordo House exists to make sure your home starts at the highest possible level.
Better Home → Better Stay → Better Reviews → Better Listing → Better Bookings → Better Cashflow

By the time you schedule a call, our aim is to have provided you with all the information you need to understand how Ordo House works, what it costs, what is included, and whether the model fits your team.
-
Furnish covers furnishing direction, procurement, order management, freight coordination, and the information your team needs to execute installation.
Your team handles the physical installation.
Launch includes the Furnish scope plus installation coordination, on-site setup, styling, final cleaning, punch, and guest-ready handoff.
Furnish gets the property ready for your team to install.
Launch gets the property ready for guests.
-
Ordo House is designed for owners, investors, developers, and vacation rental operators launching premium properties.
It is particularly well suited to teams that value strong design, professional execution, transparent pricing, and a clear division of responsibility.
-
Ordo House is likely not the right fit if you are looking for hourly design consulting, individual furniture recommendations, shopping-only support, access to trade discounts without procurement management, or a highly customized à la carte engagement.
The model works because the scope is defined.
-
Ordo House is intentionally structured around two defined offerings: Furnish and Launch.
The process is standardized so scope, responsibility, pricing, and expectations are clear from the beginning.
We do not build entirely custom service packages by removing individual pieces of the offering.
-
No.
The Ordo House service fee covers the professional services within your selected offering.
Furniture, fixtures, equipment, décor, freight, delivery charges, applicable sales tax, and other project purchases are separate.
-
Your team does.
Furnish is specifically designed for owners and operators who already have local installation resources.
Ordo House provides the furnishing plan, purchasing management, delivery coordination, and placement guidance required for your team to execute the installation.
-
Ordo House coordinates the installation process through completion.
That includes coordinating installation resources, overseeing setup, addressing punch items, styling the property, and preparing the home for final guest-ready handoff.
-
Once selections are approved, purchases are placed through the agreed procurement process.
Ordo House manages vendor communication, order tracking, delivery coordination, and issue resolution within the scope of the selected offering.
The purchasing and payment procedure is established before ordering begins.
-
Where Ordo House has access to trade pricing, the purchasing structure and applicable pricing are disclosed as part of the procurement process.
The value of Ordo House is not dependent on a furniture discount.
The service is built around managing the furnishing and launch process with greater speed, structure, and certainty.
-
Ordo House works on projects throughout the United States.
For Launch projects requiring on-site involvement, travel requirements and associated project costs are established before work begins.
-
Timeline depends on property size, furniture availability, lead times, delivery logistics, and the offering selected.
A project-specific timeline is established at the beginning of the engagement.
-
As early as possible after the property is under contract or acquired.
Earlier involvement allows furnishing direction, purchasing, lead times, logistics, and installation planning to begin before they become critical-path problems.
-
Your team approves major furnishing decisions and provides access to relevant property information.
Ordo House manages the day-to-day execution within the defined scope.
Launch requires less internal operational involvement than Furnish because Ordo House also manages installation and property readiness.
-
When an approved item becomes unavailable or cannot meet the project timeline, Ordo House identifies an appropriate replacement that maintains the design direction, functional requirements, and overall furnishing plan.
-
Ordo House manages vendor communication and issue resolution for items procured through the project.
Depending on the situation, that may involve replacement orders, replacement parts, damage claims, or another vendor resolution.
-
They are included in Launch.
They are not included in Furnish.

Larger properties require more rooms, more furniture selections, more purchasing, more vendors, more logistics, and more coordination.
Property size provides a simple and predictable way to price that increase in scope without turning every project into a custom estimate.
You know the service fee before the project begins.
-
You are buying an outcome as a result of a refined and proven process, not blocks of time.
Ordo House is built around a defined process and defined scope.
Fixed pricing aligns the business around completing that process effectively rather than accumulating billable hours or charging fees on furniture.
-
No.
Ordo House's role is to furnish and launch the property.
Reservations, guest communication, housekeeping operations, revenue management, and day-to-day property management remain with the owner or operating team.
